Entrance hallway with large walk in cupboard containing vacuum cleaner, ironing board and plentiful storage space for coats and shoes.

Living room

Double aspect to front and rear garden. Comfortable leather suite (including queen-size sofa bed), natural wood flooring, open fire, large LCD TV with SKY, DVD player and iPod dock. There are many books, board games and DVDs for you to enjoy during your stay if there is an occasional day the sun is not shining.
Please avoid wearing stiletto-type shoes in this room.

Dining kitchen

Double aspect to front and rear. Inglenook fireplace with electric fire. Fully fitted kitchen with granite worktops, natural stone flooring, a range style cooker, 5 ring ceramic hob with 2 ovens and separate grill, Smeg fridge-freezer, integrated dishwasher and microwave oven. The kitchen is extremely well equipped for self-catering, providing extensive crockery, glassware, tableware, cookware, utensils and cutlery. Electric orange juicer, hand held blender and food mixer.
The dining table seats 8 comfortably. Two additional kitchen chairs and a high chair are available.
Blue-tooth speaker. Two hard-wired USB points.

Utility room

Situated to the rear of the property housing the washing machine, clothes horse, iron and laundry basket with pegs. There are several coat hooks and this area is ideal for drying muddy outdoor footwear. The tumble dryer is in the outhouse.

Outhouse

Large secure outhouse with electricity supply and lighting. Ample storage for bikes etc.
Tumble dryer, high chair and additional dining chairs are located here.

Please do not allow children to play unsupervised in the outhouse as garden equipment is stored here.

First floor

Fitted carpets in all bedrooms and hallway. 

Master bedroom  

Situated to the front of the property. King size bed, double wardrobe with drawer, bedside cabinets with additional drawer space. Blue tooth speaker & hairdryer.

Twin room with en-suite shower room

Situated to the rear of the property, two single beds, double wardrobe with drawers, bedside table and storage cupboard with shelving. I-pod dock. Hairdryer.
Fully tiled en-suite shower room with walk in shower, wc, wash hand basin, heated towel rail and electric shaver point.

Twin room

Situated to the front of the property, two single beds, 3-drawer bedside cabinet, double wardrobe with drawer space. Hairdryer.

Travel cot (minus foam mattress).

Family bathroom

Full size family bathroom with over-bath electric shower, wc, wash hand basin and electric shaver point.
Tiled flooring and wood panelling.
